Pricing a repair rather than a replacement

Repairs are priced by the problem, not by the square. A pipe boot is a different job from a re-flashed chimney, which is a different job again from a slope that has to come off.

Three questions about your home

No cost to you. Contractors pay us, you do not.

Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

No cost to you. Contractors pay us, you do not.

Emergency tarp-over$425 – $1,200Stops the water tonight. It is not a repair.
Small leak, flashing or a few shingles$475 – $1,200A pipe boot, a bit of step flashing, a handful of blown-off shingles.
Valley, chimney or skylight reflash$950 – $2,900Where most leaks actually start. Rarely the shingles themselves.

These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Artesia is built. No contractor is bound by them, and nobody can price a roof they have not stood on.

Section replacement, one slope$1,500 – $5,000New material on part of the roof. Colour matching is the hard part.
Rotten decking, per sheet replaced$100 – $200Only found once the old covering is off. Always budget for some.
Structural repair with decking and framing$3,500 – $12,000Long-running leaks get expensive because of what they soak, not what they break.

What moves the price

  • How many old layers have to come off before the new one goes on
  • Warranty tier, which is really a question about who honours it in fifteen years
  • Access — a truck that cannot get near the house adds hours to every load
  • The number of penetrations: chimneys, skylights, vents, solar mounts
  • Ventilation work, if the old roof was cooking itself from underneath

Locally

These winds are not constant, which is the problem. A roof gets nine quiet months and then one night at fifty miles an hour, and whatever was marginal goes.

If the repair quote is creeping toward a third of a replacement, get the replacement priced too before you decide.

These are estimates, not quotes. They are compiled from national installed ranges adjusted for California costs and for how Artesia is built. No contractor is bound by them.

Questions about price

It is leaking right now. What do I do?

Contain the water, photograph everything, and get the request in marked as an emergency. A tarp is the right first job. The permanent repair is a separate conversation and a separate price.

How much deposit is normal?

Ten to thirty per cent is ordinary, and is often used to order material. A demand for full payment up front is a reason to walk away.

What warranty should I expect?

Ask for both in writing: the material warranty from the manufacturer and the workmanship warranty from the contractor. The second one is the one that matters in year three, and it is only as good as the company behind it.
